The Miami real estate market is HOT!

The average sold price for single-family homes has more than doubled within the past 5 years to $921K. January 2021 had the lowest inventory levels and the highest number of pended (under contract) homes for a January within the past 5 years. The increase in average sold price is driven by people buying more expensive properties – especially above $2 million.

The condo & townhouse market is also strong. January 2021 was the highest average sold price and pended (under contract) units for a January within the past 5 years. Months of inventory was at lowest level within the same time period.

Miami Market Report (Covid-19 Updated): April 2020

April 2020 was the first full month under the Covid-19 quarantine. The number of units sold declined and inventory levels increased. However, average price sold was up for single-family homes and condos. For full report click here.

Miami Market Report June 2019

Single-Family Home. The Average Sale Price was $532,795 in June 2019.  It experienced a decline of -10.2% vs 2018.  However, it is still the second highest value for the month of June within the past 5 years. The Median Price increased to $370,000.  The number of Closed Sale decreased by -11.8% to 1,266 vs last June.  The Closed Sale $ Volume decreased by -20.2% vs June 2018 to $678 million.

 

Condos & Townhomes.   The Average Sale Price was $389,350 in June 2019. It experienced a decline of -10.2% vs 2018.  However, it too was also the second highest value for the month of June within the past 5 years. The Median Sale Price increased to $250,000.  The number of Closed Sale decreased by -12.6% to 1,221 vs last June.  The Closed Sale $ Volume decreased by -20.0% vs June 2018 to $480 million.
